When buying a new apartment, it’s important that a floor plan certificate for the building has been prepared and certified. To gain ownership of an individual, i.e., a separate part of the property (condominium ownership), a floor plan certificate, also called a plan of the property’s special parts, needs to be created, or the property needs to be subdivided.
VTM helps you carry out the entire process in accordance with existing rules and regulations.

State analysis
Using modern tools, we carry out precise surveying measurements of all individual units, common areas, and the associated parts of the building.

Documentation
We create detailed floor plans, sections, and regulations for individual units. The documentation includes a description of the properties, common areas, and co-ownership rights.

Regulations
Subdivision plans are prepared in accordance with national legislation, and we provide advice on co-owners’ legal security.

Shares
We accurately determine the areas and corresponding co-ownership shares for each unit, which allows for a fair distribution of maintenance costs, taxes, and other shared responsibilities.

Ownership established by subdivision plans can be registered in the land registry (recorded as ownership). Apartments, garages, commercial spaces, etc. cannot be registered in the land registry until the building has been divided into units.
